Herdsman’s House Self-catering 

Making a Booking:

To make a booking, please complete the booking request form on our website or contact us, using the contact us form. To secure your dates, we require a 50% non-refundable, but transferrable, booking deposit.  This can be paid using bank transfer or directly through the website using Stripe. Confirmation of the booking will be made within 3 days of receipt of the booking deposit. Full payment of the balance (non-refundable) must be paid 6 weeks before your stay.

Changing Dates and Cancellations:

Once your booking has been confirmed by us, we may accept amendments received from you within 48 hours of the initial booking, pending availability. We reserve the right to refuse accommodation if payment is not made in full. If any portion of the booked period is cancelled after arrival, we are not able to refund any monies.

Security Deposit:

All bookings are subject to a security deposit of €300. This must be paid in cash on arrival. The deposit is returned on departure after the house is checked. Please allow 15 to 20 minutes for us to check the house.

 Cleanliness:

Our self-catering accommodation provides you with facilities for cooking, an initial supply of soap, toilet paper, washing detergent, some cleaning products and a vacuum cleaner. If there are any issues with the cleanliness of our home when you arrive, please let us know.

We ask that you keep the house clean and tidy during your stay.  Please leave the property and contents in the same condition as you found them.  It is important that you clean all kitchen cooking ware and eating utensils thoroughly before you leave. If excessive cleaning is required, a cleaning charge of €40 per hour will be levied and deducted from the security deposit. We reserve the right to check the house regularly to ensure there are no difficulties or problems with the house and/or contents.

 Number of People Staying:

The quote provided is for the amount of people and rooms declared at the time of booking. You must notify us before arrival if there are any changes to the size of the group. We reserve the right to charge 100e per night for each additional guest.

 Arrival and Departure times:

Arrival time is after 3:30 PM and departure time is on or before 10:30 AM unless prior arrangements have been made. Please inform us of your intended arrival time. If you need assistance with transport, please feel free to contact us.

Issues During Your Stay:

From time to time, items may break down or get damaged through normal wear and tear, without warning. We will try to repair or replace these items as soon as possible during your stay.  However we cannot guarantee the issue will be rectified during your stay as this may be reliant on outside factors, e.g. trades people.   We apologise for this inconvenience, but we are not able to prevent breakdowns from happening, or know if / when they will occur.

We accept no responsibility for loss, theft, injury or damage to any member of your party or their property, howsoever caused, arising in any manner from the letting of this house and attached properties, use of access paths to the sea, and entire farmlands, farm animals, and farm tractors and machinery.

General House Information

  • Appliances include:  60/40 Refrigerator/Freezer; Dishwasher;  Electric Hob;  Electric Oven;  Microwave; Washing Machine; Electric Clothes Dryer; 2-slice toaster; Coffee Maker; Tea pot and French Press; Electric Grill; Iron and Ironing Board; Vacuum Cleaner.
  • General Supplies provided include:  a. dishwasher tablets, dishwashing liquid, dish cloths, sponges and scrubbers, cleaning agents, dish drainer, and first aid kit; b. Large rolls of Aluminium Foil and Cling Film; c. Tea bags / Instant Coffee and a Selection of condiments (salt, pepper, selection of spices, sugar, cooking oil, etc); d. mugs, glassware, dinnerware service for 8, platters, serving bowls, cutting boards, silverware, and a selection of cookware (saucepans x 6, frying pans, etc.).
  • Cleaning and sweeping equipment in the utility room.

The rental rate for your accommodation includes:

  • Beds freshly made with 100% cotton sheets. Extra pillows in wardrobe.
  • 1 set of towels (bath, hand and face) per person. Bath mats in each bathroom.
  • VOYA shampoo and body wash in each bathroom
  • Heating (reasonable use), Water and Electricity
  • Unlimited Fibre Broadband

Additional Issues:

  • The house is strictly non-smoking.
  • We have a strict NO pets policy (in the house or on the grounds).
  • Parties of any type are NOT allowed.
  • Camper vans, tents, roll-up beds are not allowed.

We reserve the right to change these Terms and Conditions at any time, and without notice.  Any revised edition of the terms and conditions will be effective immediately when displayed on this site.

These terms and conditions are our efforts to be honest and open for your benefit and ours. If there is any breach in these terms and conditions, we reserve the right to terminate your stay at Herdsman’s House. In addition, you will forfeit all monies paid including security deposit.
